The West Michigan real estate market remains firmly in seller's favor heading into summer 2026, with Grand Rapids home prices up 3.4% year-over-year and a median sale price of $300K. Homes across the region are flying off the market in as few as 6 days on average, with sellers receiving close to 100% of list price. Inventory stays razor-thin — Zeeland has just 36 active listings, Byron Center and Caledonia continue attracting buyers priced out of closer suburbs, and well-priced homes in Kent and Barry County are seeing strong competition. On the rate front, the 30-year fixed mortgage is sitting at 6.59% today after the Fed held its benchmark rate steady on June 17th — but signaled a possible rate hike later this year, meaning the rate relief many buyers have been waiting for isn't coming anytime soon. With inflation at 4.2% and economists no longer expecting rates to fall below 6%, buyers who keep waiting may find themselves in a worse position — not a better one. Bottom line: sellers should price strategically and not leave money on the table, while buyers are best served by getting pre-approved now, knowing their number, and being ready to move fast when the right home hits.
